Mr. Zempilas inquires about the progress of the Tuart Brook affordable housing development announced in 2017, seeking details on its current status, lot yield, infrastructure readiness, tenure mix, costs, and delivery timeline. The answer indicates the project is still in the planning stages, facing environmental constraints, and awaiting final design from a private proponent.

I refer to a media statement from the former Minister for Housing, the Hon Peter Tinley, published 25 October 2017 and titled "State seeks partners to boost affordable housing near Bunbury" and the commitment to deliver an estimated 300 residential lots and ask, as of 30 November 2025: (a) at what stage is this development at; (b) will the development still provide the intended estimated 300 residential lots to market; (c) if yes, by when; (d) is the development site serviced by power and water infrastructure such that it is at the build-ready stage; (e) how many homes are intended to be delivered at the Tuart Brook development; (f) what are the intended tenures of these homes; (g) how many social homes will be included in this development; (h) how many affordable homes will be included in this development; (i) how many private homes will be included in this development; (j) what are the total costs associated with this project to date; and (k) what is the intended delivery date of the full development at Tuart Brook?

The site forms part of the Housing Diversity Pipeline Round 2 (HDP2), which invited offers from the private sector.
The review of submissions is nearing completion and further announcements will be made in due course.
The site has a number of environmental and development constraints.
The estimated yield of 300 residential lots is informed by potential lot sizing and site zoning however, may be impacted by the private proponent’s final design.
