(a) Crown Reserve 2290 has an area of 15.7137 Hectares. (b) Yes. This is as per the Government Property Register. (c) The whole of Crown Reserve 2290 is zoned 'Public Purposes - Hospital Site' under both the Metropolitan Region Scheme and the City of Nedlands Town Planning Scheme. (d) Yes. (e) The Valuer General's Office (VGO) 'Market Use' valuation for the land is $23 500 000. (f) No. (g) Not applicable. (h) No. (i) The valuation is based on the VGO's 'Current Use' valuation of $22 500 000 for the land, and the VGO's 'Improvement Valuation' of $15 195 000 for clinical facilities. The 'Improvement Valuation' is approximately 25% of the (depreciated) Replacement Capital Valuation of $60 650 000 for the Clinical facilities on the Reserve. (j) Refer to answer (i).
