With regard to the situation of Park Home Owners who reside in Residential Parks, I ask the Minister -
(1) Are you aware that the
Residential Tenancy Act 1987
does not limit the electricity charges passed on the tenants and consequently park home owners are paying a higher rate for power than other tenants and home owners?
(2) If yes, will you act immediately to redress this anomaly?
(3) Are you aware that Clause 64 of the
Residential Tenancy Act 1987
allows Park Owners to give 60 days notice of termination of tenancy without reason and to move or sell a residence within this time may well be impossible?
(4) If yes, will you act immediately to redress this situation?
(5) Are you aware that in many parks no tenants have leases?
(6) If yes, will you act immediately to redress this anomaly?
(7) Are you aware that park owners can charge arbitrary amounts in addition to rent for visitors, use of the pool?
(8) If yes, will you act immediately to redress this anomaly?
(9) Are you aware that a park owner may charge a commission on the sale of a park dwelling even when homes change ownership without involvement of the park owner?
(10) If yes, will you act immediately to redress this anomaly?
(11) Are you aware that park home owners are not made aware of park rules before buying park homes?
(12) If yes, will you act immediately to redress this anomaly?
