As at 21 October 2014 -
(a) Warranties on the majority of equipment at Fiona Stanley Hospital (FSH) range from 0-10 years.  There are over 1.5 million pieces of equipment at FSH, from complex medical equipment to basic pieces of equipment.
Equipment or 'Assets' fall into several categories:
·
Building and Site Components, i.e. building fabric assets, façade.
·
Building and Site Service Assets, i.e. lifts, mechanical service assets, electrical service assets.
·
Principal's and Facilities Manager's Equipment, i.e. clinical and non‑clinical furniture fittings and equipment (FF&E), major medical equipment and ICT equipment.
Due to the volume, it is not possible to provide the number of warranties that have less than 12 months to run, as this would require every single supply contract to be reviewed and warranty information extracted.
Some pieces of equipment may have a number of different warranties associated with one piece of equipment - for example, beds.
Warranties on much of the equipment installed by the Managing Contractor (MC) will expire at final completion on 6 December 2014.  Some specialised equipment, i.e. ultra-pure water systems, pneumatic tube system, etc, were not commissioned during construction and were commissioned to suit occupation; hence the warranties on some specialised MC installed equipment will continue past final completion depending on when it was commissioned into service.
The State and the Facilities Manager (FM) have deferred the commencement of some warranties after negotiation with equipment suppliers and other adjustments have been made in response to the phased opening, for example:
·
warranties for each item of Architecturally Significant (AS) Managed Equipment Service (MES) have been extended for 6 months.
·
procurement of non-AS MES was deferred.
·
installation of some equipment was deferred, with warranties only commencing from installation date, not purchase date.
If a piece of equipment fails, the warranty information for that supply contract is checked to verify the warranty expiry.  If the item is still covered, the equipment is repaired/replaced by the vendor.  If the warranty has expired, then depending on the type of equipment, the FM repairs the equipment.
It is important to note that whilst warranty coverage is important, the State has passed maintenance risk to the FM in respect of many items.
The FM performs the following maintenance at its own expense without additional remuneration:

Minor works in respect of all categories of asset.
·
Planned maintenance in respect of all categories of asset.
·
Reactive maintenance in respect of building and site services assets.
·
Maintaining MES equipment in a safe and serviceable condition and performing at its optimum operational capacity.
·
Maintain all ICT equipment in accordance with Good Industry Practice.
(b) No warranties expired before the equipment was put to use.
However, some equipment was commissioned prior to opening, for example, ICT network equipment, which means some warranties have already expired.
