I refer to the Residential Tenancy Act 1987 eviction orders and the anti-social behaviour at the Ninth Avenue social housing complex in Inglewood, and I ask: (a) how many eviction orders have been made by the Magistrate's Court in relation to this housing complex to date; (b) how many eviction orders have been made by the Magistrate's Court in relation to fixed term social housing tenancies statewide in 2024-25; and (c) is the Government intending to implement reforms to ensure that laws governing the eviction of social housing tenants for anti-social and disruptive behaviour are adequate and timely?

(a) All tenancies in Western Australia are governed under the Residential Tenancies Act 1987 (RTA). Termination is not the only action that can be taken against tenants and there are a number of tools that the Department of Housing and Works and WA Police utilise where there are allegations of disruptive behaviour or safety concerns. Transfers have also been enacted at the address. Due to the small number of tenancies, there is a risk of disclosing the identity or private information of tenants on the public record. If the Member wants further information on this process, the Minister can provide a briefing.

(c) There has been no change to the three-strike policy for disruptive behaviour, which was introduced under the former Barnett Liberal-National Government in 2009.
