I refer to the sale of Department of Housing and Works high-value properties in Perth’s more affluent suburbs, and ask:
(a) how many Department of Housing and Works high value properties have been vacated by tenants since the implementation of the policy;
(b) of these vacated properties, how many have then been placed on the market for sale;
(c) of these vacated properties, how many have not been sold or are currently not for sale and have been re-tenanted by Department of Housing and Works clients, or it is intended to have them re-tenanted by Department of Housing and Works clients;
(d) what is the street address for each of these high value properties which have been vacated and which the Department intends to re-tenant to clients;
(e) what is the reason for the Department of Housing and Works not placing the property on the market for sale after it was vacated;
(f) since the implementation of policy, have any vacated ‘high value’ properties been refurbished with the intention of having them re-tenanted by Department of Housing and Works clients;
(g) if yes to (f), what is the cost for each refurbishment; and
(h) if yes to (f), what is the street address for each of the refurbished high value properties?

The Department of Housing advises:
(a) Since the announcement of this initiative on 3 October 2008, 19 dwellings have been vacated that have been assessed under the scheme as possible high value properties.
(b) Eight. (A further two were already vacant at the time the initiative was announced - making a total of 10 that have been marketed and sold to date). Two more are being prepared for sale.
(c) Nine.

(e) The properties were retained for two or more of the following reasons:
· The estimated sales proceeds were considered unlikely to reach the level of a minimum 2 for 1 replacement at the Perth median benchmark
· The zoning and lot area was such that, when redeveloped at a higher yield, the properties were assessed as likely to represent reasonable value for money per unit. Therefore retention of the site was financially sustainable.
· To meet the need for appropriate levels of social housing in locations with good access to services such as health, education, transport, and also to employment opportunities.
