The income eligibility level to live in Homeswest housing has not been increased during the last eight years. As some members of the public who are on social security now earn more than the approved limit, could the Minister please advise -
(1) When did the review commence and when will it be completed?
(2) What have been the main delays in finalising the review?
(3) What impact have those delays had on existing Homeswest tenants?

(1) Homeswest's income limits are regularly reviewed. Until recently, the regular reviews found households on incomes just above the limits had a good choice of private rental properties at an affordable rent. However rent levels in the private sector have risen strongly which has impacted on housing affordability for households with incomes just above Homeswest's current income levels. The current review commenced in June 2005 and will be finalised soon after consideration by the Board of the State Housing Commission and Government. (2) There have been no specific delays. The Board considered the review at its meeting in November 2005 and sought further advice. (3) Not applicable.
