I refer to a media statement published 13 December 2017 from the former Minister for Housing, the Hon Peter Tinley, titled "Ridgewood development bridges affordable housing gap for seniors" and the commitment to provide almost 200 social and affordable homes for over 55s, and ask, as of 30 November 2025: (a) how many social and affordable dwellings have been completed; (b) of these, how many have been sold; (c) what are the lowest, median, average and highest sale prices achieved for these properties; (d) of those not sold, are they tenanted as social or affordable housing; (e) how many dwellings have not yet commenced; (f) Is the target still to deliver almost 200 social and affordable homes for over 55s as committed in 2017; (g) what is the forecast completion date for Stage One incorporating 54 affordable dwellings and 36 walk-up apartments; (h) what is the forecast completion date for Stage Two incorporating additional lifestyle apartments, a commercial precinct, medical centre, supermarket and commercial and retail spaces; (i) have any of these commercial and retail spaces been tenanted or sub-let; (j) how many apartments for social housing tenants has Southern Cross Care already provided; (k) how many apartments for social housing tenants is Southern Cross Care still required to deliver; (l) what is the total cost of the project to date; (m) what is the anticipated total final cost of the project; and (n) how has the project been funded?

The former Liberal National Government entered into a deal with Southern Cross Care, in 2013, with the site transferred to Southern Cross Care in 2016, at which time a joint letter was signed with Southern Cross Care committing to deliver 33 dwellings by December 2018.
Due to the significant time taken to transfer the land, build costs and property values had escalated increasing the risk for the not-for-profit organisation. Following sensitive re-negotiation by the McGowan Labor Government the deal was secured, with Southern Cross Care being the landowner and developer. The impacts of COVID19 required further renegotiations to protect the project.
a)                  Two Social Housing dwellings have been completed, with an additional 17 due for completion in March 2026.
b)                 All remaining lots in Stage 1 have been sold.
c)                  Land sales by Southern Cross Housing within the last 12 months range from $219,000 to $309,000.
d)                 N/A
e)                  39 dwellings are under construction in Stage 1.
f-h,k)   Under the renegotiated deal, Southern Cross Housing, as the landowner and developer has changed the staging plans in response to the market.
i)                   N/A
j)                   19 Social Housing dwellings will be complete under Stage 1, with an additional 18 Social Housing dwellings to be completed as part of Stage 2.
l-m)     As the land holder and developer, Southern Cross Housing is responsible for funding the capital costs associated with delivery of the project.
