The Department of State Development advises:
(1) There are 68 lots in the Kemerton Strategic Industrial Area core of various sizes which largely reflect the acquisition history of Kemerton. Due to the variability of future proponent requirements, lots will be individually tailored to a proponent’s needs. Note that some lots currently traverse both the core and buffer areas.
(2) Of the 68 lots in the Kemerton Strategic Industrial Area core, 8 lots are in private ownership and 5 lots are currently occupied with industrial facilities. Note that for those in private ownership, some of the 8 lots may pre-date the creation of the Kemerton Strategic Industrial Area.
(3) LandCorp, Western Power and the Department of Parks and Wildlife (DPAW) own the remaining 60 lots which contain 2 industrial facilities and 22 residential properties (12 LandCorp & 10 DPAW) and 37 vacant lots of various sizes in the Kemerton Strategic Industrial Area core. Many of these vacant lots are constrained partly or wholly by significant native vegetation.
(4) The Shire of Harvey District Planning Scheme No.1 (Amendment No. 114) permits the following uses within the Kemerton Strategic Industry Zone:
Noxious industry
Hazardous industry
Gas manufacture and storage
Fuel depot
Electricity generation
Extractive industry
Public utility
Industry – Resource Processing
The Shire of Harvey District Planning Scheme No.1 (Amendment No. 114) permits the following uses within the Kemerton Ancillary Industry Zone:
General industry
Light industry
Service industry
Motor vehicle repair station
Car wash
Fuel Depot
Builder’s yard
Transport depot
Trade display
Extractive Industry
(5) There are 69 lots in the Kemerton Industry Buffer zone. Note that some lots currently traverse both the core and buffer areas.
(6) Of the 69 lots in the Kemerton Industry Buffer zone, 19 lots are in private ownership and of these 19 lots, 14 lots are currently occupied (6 extractive industries, 1 private residence/agricultural pursuits, 2 animal processing, 5 regional tip) and 5 are vacant. Note that for those in private ownership, some of the 19 lots may pre-date the creation of the Kemerton Strategic Industrial Area
(7) LandCorp, Water Corporation and the Department of Parks and Wildlife (DPAW) own the remaining 52 lots in the Kemerton Industry Buffer Zone and of these 52 lots 11 are occupied (3 LandCorp and 7 DPAW residential tenancies and 1 lot for the Water Corporation’s Waste Water Treatment Plant) and 42 remain vacant. Many of these vacant lots are constrained partly or wholly by significant native vegetation and wetlands.
