INDUSTRIAL ZONING — TRAFFIC IMPACTS
552. Hon ED DERMER to the minister representing the Minister
for Planning:
Some notice has been given of the question. I refer to
metropolitan region scheme amendment 1216/57, which rezoned an area north of
Ocean Reef Road in Wangara to industrial zoning.
(1) Onto which
roads will this new industrial area have entrances and exits, and will the
minister table a map showing the proposed entrances and exits?
(2) Will
development of the industrial area require a dual carriageway to be built on
Sydney Road?
(3) Will the
minister table any traffic modelling to identify the impact of this industrial
area on surrounding roads; and, if not, why not?
(4) What action
will be taken to minimise the impact of this industrial area on residents in
the surrounding rural areas?

(1) I am advised
that the information is not available at this stage. Access arrangements and
traffic modelling will be undertaken at the local scheme amendment and
structure planning stages, when detailed consideration is given to such matters
by the City of Wanneroo and the Western Australian Planning Commission. The
local scheme rezoning and the structure plan also will be subject to further
public consultation.
(2) Sydney Road
is under the control of the City of Wanneroo, which at this stage will
determine the construction requirements.
(3) See answer to (1).
(4) The City of
Wanneroo will be proposing to rezone the subject land to an industrial
development zone, which requires the preparation of a structure plan prior to
any subdivision and/or development, when specific land use permissibilities
will be determined and amenity impacts will be given close consideration. This
structure plan will be subject to public consultation and will require approval
by the Western Australian Planning Commission and the City of Wanneroo.
