Mr. Masters asks about land tax implications for covenanted bushland/wetland properties, particularly those with non-productive zoning. The Treasurer clarifies that zoning doesn't affect land tax assessment, and no specific exemption exists, but a covenant reducing property value would lower land tax.

QuestionView source ↗

(1) Is land tax payable on bushland and/or wetland properties that have had their high conservation values protected by a covenant placed on their titles via covenanting schemes such as those run by the Department of Conservation and Land Management and the National Trust?
(2) While such properties may be zoned rural or agriculture and hence not attract land tax, what is the situation where covenanted properties have a special rural, conservation or similar non-productive zoning?

(2) Land tax is not assessed on the basis of different zonings. Land tax would apply unless a specific exemption is provided in the Land Tax Assessment Act. In this respect no exemption exists. Should a covenant reduce the value of a property, then there would be a corresponding reduction in land tax.
