I refer to the Homeswest residence located at 6 Farr Avenue, North Perth. (1) For what period has the residence been let by Homeswest and for what period has it been let to the current tenant? (2) Is the current tenant seeking to be moved to alternative accommodation in view of declining health? (3) What is the area of the land and condition of the residence? (4) How much would it cost to carry out the necessary work to bring the residence up to an acceptable standard? (5) Given the heritage value of the residence, does Homeswest intend to refurbish the residence to retain its heritage value? (6) Has Homeswest considered selling this property and reinvesting the proceeds in the acquisition of additional Homeswest rental accommodation? (7) What is the estimated current value of the land and residence? Hon TOM STEPHENS

I thank the member for some notice of this question. (1) The property was purchased by the department and subsequently occupied by the current tenant in July 1974. (2) I am advised by the department that it has no record of any application by the tenant with regard to a request to transfer. (3) The area of the land is 486 square metres. The single detached brick and tile property is in good condition. The tenant maintains the property in an excellent condition. (4) The property is earmarked for programmed maintenance - that is, external painting - and internal painting is planned. The estimated total cost to carry out this work within the next 12 months is $4 000. (5) The Town of Vincent has advised that the property is not heritage listed. (6) No consideration has been given to selling the property. Given the high demand for public rental housing in the area, it is unlikely that the department will give consideration to selling the property in the future. (7) Improvement value is $25 000. Land value is $240 000. The total value is $265 000.
