There are many types of accommodation that use websites such as AirBnB to advertise short-term accommodation. Many of the advertised accommodation types are not required to be registered on the Short Term Rental Accommodation (STRA) Register such as:
It is an offence to advertise a STRA property without a valid registration number, unless an exemption applies. The larger booking platforms such as AirBnB routinely report all accommodation bookings made for the STRA properties listed on their platforms to the Department of Local Government, Industry Regulation and Safety (LGIRS).
Any bookings made for STRA properties without a valid registration number are rejected by the STRA Register. In these circumstances the booking platform must remove the advertisement and cease taking further bookings until the registration issues are resolved.
Additionally, LGIRS will investigate complaints of unregistered advertisements and periodically undertake data-scraping of the internet to identify potentially prohibited advertisements.
