I refer the minister to her announcement regarding the sale of 140 William Street. (1) Why is the government not simply offering the land for sale without any government incentives? (2) What is the full cost per square metre the government is willing to pay for the 22 000 square metres of office space proposed to be rented? On behalf of the parliamentary secretary representing the Minister for Planning and Infrastructure, I thank the honourable member for some notice of his question. (1) The government is offering the William Street site through an expression of interest process. The pre-commitments are offered to achieve the following - (a) a superior development outcome - it is a landmark site and an important urban renewal opportunity with a unique chance to weave heritage buildings in with a new development; (b) as the site has been identified as an important component of the government accommodation strategy, it is commercially sensible to leverage off that accommodation need. The site also provides an opportunity to meet government accommodation needs and to achieve the co-location in the precinct of government departments, which are currently split between several tenancies. (2) This information is being compiled for inclusion in the second phase of the sale process; namely, the “request for proposal” component. In accordance with standard government processes, the rate payable will be in accordance with an acceptable prevailing market range as determined by the Valuer General. (3) Albert Facey House provides an excellent opportunity to enhance linkages to the William Street redevelopment and new rail platform. Including it in the EOI process also provides the potential for a superior development outcome.
